There are other expenses other than just your mortgage to factor into the equation such as property taxes, utilities and possibly condo fees. As a general rule of thumb your monthly home carrying costs should not exceed 30-35% of your income.
Before looking at any homes it is best to get in contact with your bank or mortgage broker and get pre-approved. Once you know what you can afford it is then time to discuss with one of us what type of home will accomplish most of your wants and needs and still be affordable. At this time your Realtor will also go over the offer process with you. For example what price you should offer in relation to the list price as well as what conditions should be written into the offer to protect you.
